Beechwood Heights

The Beechwood Heights development offers 31 large single-family lots and provides an opportunity to further densify each lot in accordance with the recent changes to the Provincial Legislation.

The approval process included subdivision of the proposed infill development on underutilized lands and aligns with the District of Peachland’s planning goals by providing residential development within existing neighbourhoods.

 

The addition of this development helps to add significant tax base without the need for major infrastructure investment. The subdivision is accessed from a single road connection to Sanderson Road with an efficient cul-de-sac road running North/South.

 

Lots are provided on each side of the road to permit the most efficient layout with the least amount of public infrastructure to maintain long term. Working interactively with the environmental consultant and the municipality an ESA 1 area was identified in the northwest corner of the property.

It has been delineated and allocated as no build, no disturb area, and has been fenced to prohibit pedestrian access and maintain the environmental value. The infill development is consistent with the municipality’s goal for increasing density in existing neighbourhoods and will add to the liveliness of the Princeton corridor with minimal hillside, traffic or servicing impacts. The site has been approached with the goal of adding much needed family housing in a sensitive hillside manner.
