Concept Plan (Official Community Plan Amendment)
Spallumcheen, BC
This Concept Plan guides development for 580 hectares of hillside land in the District of Spallumcheen, just north of Vernon. The site is accessed by the new Highway 97 overpass. New Town envisions a complete community, with up to 2500 housing units, including a mix of townhomes, low rise condominiums, and single family housing on standard sized lots or acreages. A variety of housing types will accommodate a range of household requirements and income levels, and will ensure an inclusive community.
Employment and the local economy are supported through the provision of two on-site commercial hubs, which would offer goods and services for the residents’ daily needs. Another commercial area is proposed within the Plan area, west of the highway, and would support industrial, highway and tourist uses.
A significant portion of the overall site, nearly 40%, will be retained as natural space, with development clustered within the forested land. Pristine environmental features, such as wildlife corridors, wetlands and forested land will provide ecological buffers and visual screening for the proposed neighbourhood. Park space will afford abundant amenity opportunities, and an extensive trail provides recreational and transportation linkages to neighbourhoods, park, amenity spaces and commercial areas.
As lead consultant, New Town guides a team of specialists to ensure that this project results in a sustainable community within the Township of Spallumcheen.
The draft Concept Plan was presented to the public through a Public Information Meeting in October 2011, and response from the public was extremely positive. The Concept Plan is anticipated to be presented to Council this Spring, 2012.
