Area Structure Plan and Comprehensive Development Zone

Adopted by The City of Peachland in December of 2008, the Ponderosa/Pincushion Ridge Area Structure Plan governs development activities within the project area by prescribing: environmental management, future land use, infrastructure implementation, and settlement pattern. The Area Structure Plan creates a sustainable future for this new part of Peachland by integrating land uses in a compact urban form. The site is comprised of varied hillside topography, wildfire hazards and historic use by First Nations people and lies at a higher elevation than the interfacing urban fabric. A variety and balance of land uses will help reduce the need for vehicle transportation and the “carbon footprint” of the community. Also, by providing for a variety of housing choices, the settlement will address the needs for affordable housing and age-in-place living.
A Comprehensive Development Zone was designed to include 2310 residential units, including 210 affordable housing units, village centre, winery, Greg Norman Designed Golf Course, recreation centre, amphitheatre and trails.
Best management practices for environmental design and urban design will make this one of the most exciting new resort and residential communities in Canada.
